What is Earned Equity Program (EEP)?

The Earned Equity Program (EEP) is a lease-to-own homeownership pathway where an FHA-eligible government or tribal entity purchases the home using an FHA 203(b) loan. You move in under an Ownership Equity Agreement and build equity through monthly payments. You keep 100% of all appreciation and can take full legal title any time by assuming the FHA loan, refinancing, or paying off the balance.

EEP is designed for ITIN holders, DACA recipients, self-employed borrowers, and buyers with credit challenges who cannot yet qualify for a traditional mortgage. Program terms and structure are disclosed during the application process.
